Bay Yard

Sprinkler and irrigation repair for South Bay homes

We inspect, diagnose and repair residential irrigation — sprinklers, drip, valves and controllers — and install new systems and zones. Service visits start at $100. Larger installations get a free estimate first.

Serving Sunnyvale, San Jose, Santa Clara, Mountain View, Palo Alto and the towns between them.

Services

Four things, done on residential systems.

Inspection and repair

We run the system zone by zone and find what is actually failing — a head, a valve, a solenoid, a break in the wiring — then tell you what it takes to fix it.

Installation and new zones

New underground irrigation, or an added zone for a bed, a lawn or a row of trees the current system does not reach.

Controllers and smart irrigation

Replacing and reprogramming controllers, including weather-based controllers that adjust watering on their own instead of running a fixed schedule.

Sprinklers and drip

Replacing sprinkler heads and nozzles, and converting overhead spray to in-line drip in planting beds.

Why Bay Yard

Reliable irrigation for residential properties across the Bay Area.

Whether you need a simple repair, a system inspection, a new irrigation zone or a complete installation, we focus on finding the right solution for your property.

We diagnose before we recommend

We inspect your irrigation system, identify the actual problem and explain what needs to be fixed. The goal is to solve the problem without unnecessary work.

From small repairs to complete systems

We handle everything from replacing sprinkler heads and valves to installing controllers, drip irrigation, new zones and complete underground systems.

Old system? No problem

We work with both older irrigation systems and modern smart controllers, and can improve an existing system instead of replacing everything when replacement is not necessary.

Clear pricing

Service visits start at $100. Larger installations and new irrigation systems include a free estimate before work begins.

Local and professional

Bay Yard serves homeowners throughout the Bay Area with dependable irrigation installation, repair and maintenance.

How it works

Four steps, and you know the price before the work starts.

  1. Tell us what is happening

Use the form on this page or send an email. A photo of the controller, the valve box or the wet patch helps more than a paragraph does.

  2. We inspect the system

We run it zone by zone and find the actual fault rather than replacing parts until something works.

  3. You get the options and the price

We explain what needs fixing, what can wait and what it costs. Larger installations get a written estimate at no charge.

  4. We do the work

Repairs are usually done on the same visit. Installations are scheduled once you have approved the estimate.

Pricing

Two numbers, and both of them are on this page.

$100

Service visit minimum

Coming out, inspecting the system and telling you what is wrong. The diagnosis is the work, so it is the part that is charged for.

Estimate on larger projects

New systems, new zones and complete installations are quoted before any work begins, at no charge.

What a repair costs beyond the visit depends on what is broken, and we tell you before we do it. There is no charge for anything you have not approved.

Our work

Diagnosis, mostly. That is where the job is decided.

These are photographs from actual jobs. They are not finished-lawn pictures, because the part that saves you money is the part before anything gets replaced.

An Orbit controller taken off the wall in a garage so the terminal strip and the field wires can be read one zone at a time.
A hand holding hand-twisted copper wire ends in front of a controller terminal strip, with a corroded wire still landed on the board.
Hand-twisted wire ends at a controller terminal, with a corroded conductor still landed beside them. Splices like this fail intermittently, which is how a zone works one week and not the next.
An open older irrigation controller showing a numbered terminal strip with red, yellow, green, white and blue field wires landed on the screw terminals.
An older controller with every zone wire landed on the numbered terminals. Reading the wiring comes first; replacing parts comes after, if at all.
A green Orbit anti-siphon valve and its solenoid standing in dry leaf litter beside a house wall, wire splices capped above it.
A valve and solenoid found under leaf litter against the house, splices capped above it. Finding the valve is often half the job.
A dusty Orbit irrigation controller mounted on a painted exterior wall with its cover swung open, display showing a single digit.
A controller left on an exterior wall for years, cover open. The display still reads — sun and dust usually take the buttons and the seals first.

Questions

The ones people ask before they call.

How much does a service visit cost?

Service visits start at $100. That covers coming out, inspecting the system and telling you what is wrong. Larger installations and new systems are quoted with a free estimate before any work begins.

Do you charge for an estimate?

Not for larger installations and new irrigation systems — those get a free estimate first. A service visit to diagnose a fault on an existing system is the $100 visit, because the diagnosis is the work.

My sprinklers will not turn on. What is usually wrong?

Usually one of four things: the controller has lost its program or its power, a valve solenoid has failed, the wiring between the controller and the valve has corroded or broken, or the line itself is damaged. They look identical from the driveway, which is why the system gets inspected before anything is replaced.

My system is old. Do I need to replace all of it?

Often not. Bay Yard works on both older irrigation systems and modern smart controllers, and can improve an existing system instead of replacing everything when replacement is not necessary.

Can I get a rebate for this work?

Often, yes. Santa Clara Valley Water runs rebates for water-efficient irrigation — converting spray to in-line drip, upgrading to a weather-based controller, high-efficiency nozzles and rain sensors — plus $2 per square foot for replacing lawn. Single-family households can claim up to $3,000.

Apply and wait for their written Notice to Proceed before any work starts or any materials are bought, because the programme does not pay retroactively. Current funding runs to 30 June 2027. Check what your address qualifies for at valleywater.org.

Do you install smart controllers?

Yes. Weather-based controllers adjust watering to the weather instead of running a fixed schedule, and they are one of the items Valley Water rebates. An existing system usually does not need replacing to take one.

Which areas do you cover?

Sunnyvale, San Jose, Santa Clara, Mountain View, Palo Alto, Cupertino, Campbell, Los Altos, Los Altos Hills, Saratoga, Los Gatos, Monte Sereno and Milpitas. If you are just outside that, ask — the answer depends on the job.

How do I get started?

Send the estimate form on this page or email bayyardsj@gmail.com. Describe what you are seeing and attach a photo of the controller or the problem area if you can — it often shortens the diagnosis before anyone drives out.
